    The Brief & Vision

    Millhaven was conceived as a home that would tread lightly on the earth while providing generous, comfortable living for a family deeply committed to sustainable principles. The brief was ambitious: create an award-winning sustainable home that doesn't compromise on design quality, spatial experience, or the everyday pleasures of domestic life.

    Our clients understood that true sustainability isn't about gadgets or greenwashing — it's about intelligent design decisions that reduce energy consumption, maximise passive solar performance, and select materials for their longevity and low environmental impact. They wanted a home that would demonstrate that sustainable living and beautiful architecture are not mutually exclusive, but rather deeply complementary.

    Site & Design Response

    The site's orientation was the starting point for every design decision. The north-facing living and entertaining deck was positioned to capture maximum solar gain during Tasmania's cool winters, while carefully calculated eave depths ensure the interior remains shaded and comfortable during the warmer months. This isn't passive design by accident — it's the result of careful solar analysis and a deep understanding of Tasmania's unique climate patterns.

    The building form is compact and efficient, minimising the external envelope while maximising the usable internal volume. This approach reduces both construction materials and ongoing heating requirements. The floor plan flows logically from public to private spaces, with the open-plan living zone anchoring the northern side and bedrooms retreating to the quieter areas of the plan.

    Cross-ventilation paths were designed into the plan from the outset, allowing summer breezes to flush warm air from the interior without mechanical assistance. Strategically placed highlight windows create stack ventilation effects, drawing warm air up and out while cooler air enters through lower openings.

    Materials & Performance

    Every material in Millhaven was selected for its environmental credentials, durability, and aesthetic contribution. Hydronic heating provides a gentle, even warmth throughout the home — far more efficient and comfortable than conventional ducted systems. The thermal mass of the concrete slab works in concert with the hydronic system, storing warmth and releasing it slowly to maintain stable internal temperatures.

    Insulation levels exceed code requirements, and the building envelope is detailed to minimise thermal bridging — those sneaky paths that allow heat to escape through structural connections. Window specifications were carefully selected to balance solar gain, thermal insulation, and natural ventilation requirements.

    The material palette is honest and unpretentious — natural timbers, locally sourced where possible, provide warmth and character. Metal cladding and roofing offer durability with minimal maintenance. Internally, the finishes are clean and contemporary, with the quality of construction evident in every detail. The kitchen is a particular highlight, combining functionality with refined aesthetics.

    Living Experience

    Living at Millhaven means living in tune with the seasons. In winter, the north-facing glazing floods the living spaces with warm sunlight, and the hydronic heating maintains a gentle, consistent warmth throughout the home. In summer, the deep eaves shade the interior, and cross-ventilation keeps the spaces fresh and cool without air conditioning.

    The connection between indoor and outdoor living is central to the experience. The entertaining deck extends directly from the living area, creating a seamless flow that makes the most of Tasmania's beautiful summer days. The landscape around the home has been designed with the same sustainability principles — native planting, water-sensitive design, and materials that will age gracefully over time.

    Millhaven proves that doing the right thing environmentally doesn't mean sacrificing comfort or beauty. It's a home that performs brilliantly in every season, looks stunning from every angle, and gives its owners the quiet satisfaction of knowing they've built responsibly.
