    Discovery Call

    30–60 minutes

    A relaxed conversation about your vision, site, and budget. We're assessing fit as much as you are. If we're aligned, we'll outline the next steps and what the Pre-Construction Service involves.

    Outcome: Clarity on whether we're the right builder for you.

    Site Visit & Feasibility

    1–2 weeks

    We visit your site (or proposed site), assess orientation, access, soil conditions, and council constraints. We provide an honest feasibility assessment and indicative cost range before you spend a dollar on design.

    Outcome: A written feasibility report and preliminary cost range.

    Design with Align Architecture

    8–16 weeks

    Our integrated architecture firm — Align Architecture & Interiors — designs your home. Concept, schematic, and design development all happen with your builder at the table, so there are no surprises when the design goes to costing.

    Outcome: Council-ready drawings and a complete interior specification.

    The BuildPrint™

    4–6 weeks

    Every item in your home is priced before you sign a building contract. Trades are booked. Selections are locked. You receive a transparent, fixed-price contract with no provisional sums hidden inside it.

    Outcome: A fixed-price contract with no surprises.

    Construction

    12–18 months

    Lean-built using the Toyota Production System. Weekly progress updates, a live project portal, and proactive communication. If something changes on site, you know before it affects your cost or timeline.

    Outcome: Your home, built on time and on budget.

    Handover & Aftercare

    Ongoing

    A thorough walkthrough before keys are handed over. Every system demonstrated. Every warranty documented. Six-month and twelve-month defect inspections as standard — not as an add-on.

    How long does it take to build a custom home in Tasmania?+
    From Discovery Call to handover, allow 18–24 months for a typical custom home. This includes 8–16 weeks of design, 4–6 weeks of BuildPrint™ documentation, council approval (typically 4–12 weeks), and 12–18 months of construction. Complex projects or those with difficult council approvals can take longer.
    What is a provisional sum and why does Davies avoid them?+
    A provisional sum (PS) is a placeholder cost inserted when a builder doesn't know the actual price of something — often excavation, tiling, or joinery. They're a common source of budget blowout: the PS is set low, the actual cost comes in higher, and the client pays the difference. The Davies BuildPrint™ prices every single item before you sign, so there are no PS surprises.
    Do I need my own architect?+
    No. Davies has an integrated architecture firm — Align Architecture & Interiors — founded by Luke Davies. Your architect and builder work as one team from day one, which eliminates the gaps and miscommunication that are a common source of budget blowout and design compromise in traditional build processes.
    What does fixed-price actually mean?+
    A genuine fixed-price contract means the number you sign on doesn't change unless you request a variation (a deliberate change to the scope). Davies uses a fixed-price contract with no hidden provisional sums. The BuildPrint™ process is what makes this possible — every item is costed before you sign.
