Building in Grindelwald
Tasmania's only Swiss village — a hilltop Tamar Valley community of chalet-style homes, a man-made lake, and one of the state's highest owner-occupancy rates.
Tasmania's Only Swiss Village
Grindelwald is unlike any other address in Tasmania. Located approximately 15–16 kilometres north-west of Launceston on a hilltop in the West Tamar Valley, it is a planned residential village created from 1983 by Roelf Vos — a Dutch immigrant who built thirteen Roelf Vos supermarkets across northern Tasmania before selling them to Woolworths in 1982 and turning his attention to a lifelong aspiration. Vos and his wife Miep had holidayed repeatedly in Switzerland and loved the original Swiss village of Grindelwald in the Bernese Oberland. He resolved to recreate it in the Tamar Valley.
Development began in 1983 and the Tamar Valley Resort — the commercial heart of the village — opened in 1989. The forty-hectare resort and residential precinct was built to Swiss chalet design principles throughout: wide eaves, pitched roofs, cedar timber, flower boxes, window shutters, and balconies. Street names followed the theme — Waldhorn Drive, Eiger Court — and the locality was officially gazetted in 1983. Today Grindelwald functions as both a resort destination (with a man-made lake, wedding chapel, hotel, restaurant, and gift shops) and a genuine residential community.
The population is approximately 1,037 (ABS 2021, SAL60253), with a remarkable 94.9% owner-occupancy rate — among the highest in Tasmania. The community grew 7.5% between 2016 and 2021. Residents are predominantly owner-occupying households in the established age bracket, reflecting a settled community with a long-term investment in the village's character. A median house price of approximately $905,000–$914,000 (2024–2025) reflects the premium commanded by Grindelwald's unique setting, Tamar Valley position, and community distinctiveness.
Davies has been building throughout northern and north-west Tasmania since 2009. Grindelwald is approximately 1 hour 30 minutes from our Sheffield base — via Launceston and the West Tamar Highway — within our extended Tamar Valley service area. We understand the West Tamar Council planning framework and the character considerations that make building in Grindelwald a different proposition from a conventional residential suburb.

Why People Choose Grindelwald
Australia's Most Distinctive Residential Village
There is no community in Australia quite like Grindelwald. The Swiss architectural character — chalet rooflines, cedar detail, flower boxes, mountain-themed street names — is coherent across the entire village, creating a streetscape that is consistent, attractive, and genuinely unlike any other Tasmanian address. Building here means joining a community where the aesthetics matter, where neighbours take pride in the village character, and where a sympathetically designed new home stands out for the right reasons.
Tamar Valley Hilltop Setting
Grindelwald sits on a hilltop with views across the Tamar Valley — Tasmania's premier wine region, with the river and its vineyard-lined banks visible from elevated points in the village. The surrounding landscape is the Tamar's characteristic pastoral and vineyard country, with the West Tamar's forested ridges as backdrop. For residents, this setting is the daily reality: morning views across the valley, proximity to the Tamar's wineries and food producers, and a natural environment that consistently rewards those who chose the Tamar over the city.
Tamar Valley Resort on Your Doorstep
The Tamar Valley Resort — Grindelwald's commercial centrepiece — includes a man-made lake, wedding chapel, hotel, restaurant, gift shops, and mini golf. For residents, these amenities are not a weekend destination but a walkable part of daily life. The resort's ongoing operation as a tourism and event venue also supports the village's maintenance and management standards, ensuring the shared environment around the lake and common areas is kept at a level that a purely residential community could not sustain independently.
94.9% Owner-Occupancy — Rare Community Investment
Owner-occupancy in Grindelwald was 94.9% at the 2021 Census — one of the highest rates in Tasmania and well above the state average of around 65%. This matters for the quality of the residential environment: a community where almost all residents own their homes has a direct financial and emotional stake in maintaining character, managing the appearance of properties, and investing in long-term community improvements. For new homeowners building in Grindelwald, this community character is a genuine amenity.
Growing Community with Strong Values
Grindelwald grew 7.5% between the 2016 and 2021 Census (965 to 1,037 residents) — positive growth in a small community that could easily stagnate. Median house prices of approximately $905,000–$914,000 reflect both the premium the market assigns to the Grindelwald address and the underlying demand from buyers who want something genuinely different. For those building rather than buying an existing home, the ability to create a purpose-designed dwelling within this distinctive community is an opportunity not available elsewhere in the state.
15 km from Launceston — Accessible City Services
Grindelwald is 15–17 km from Launceston's CBD — a 15-to-20-minute drive via the West Tamar Highway. Launceston's hospitals, the full range of private and public schools, UTAS, retail, dining, and cultural facilities are all accessible within this commute. The West Tamar Highway is a well-maintained connection that makes Grindelwald genuinely liveable for households with Launceston employment or service needs — not an isolated rural outpost but a connected valley community.
What to Know About Building in Grindelwald
Grindelwald falls within the West Tamar Council local government area, which administers the Tasmanian Planning Scheme — West Tamar Local Provisions Schedule (LPS), which commenced on 9 February 2022 (approved by TPC decision [2021] TASPComm 44, 17 December 2021). Building permits are assessed by West Tamar Council. Building in Grindelwald involves considerations that go beyond the planning scheme alone:
- Residential land in Grindelwald is primarily in the Low Density Residential zone under the West Tamar LPS. Low Density Residential zone standards govern lot size, setbacks, site coverage, and height limits. Confirm the zone applicable to your specific lot via PlanBuild Tasmania's enquiry service before purchase or design commitment.
- A Priority Habitat Overlay has been confirmed on at least some Grindelwald lots — a planning application for a subdivision at Eiger Court required habitat assessment before approval. If a Priority Habitat Overlay applies to your lot, additional assessment under the West Tamar LPS Biodiversity Code will be required as part of any planning permit application. Check overlay status via PlanBuild Tasmania or LISTmap.
- A Scenic Protection Overlay is included in the West Tamar LPS and is likely to apply to parts of Grindelwald given its hilltop and Tamar Valley position. Scenic Protection Overlays impose design and siting requirements to minimise visual impact from designated scenic areas. Confirm applicability via PlanBuild Tasmania.
- The original Swiss-style architectural covenant established by Roelf Vos — requiring homes to be built in chalet style with pitched roofs and cedar timber — was reported by The Examiner (2017) as having lapsed. However, this was a single media reference, not a title search or council confirmation. Confirm covenant status on any specific title before design commitment. Regardless of formal covenant status, the community's aesthetic expectations are strong: designing in sympathy with the surrounding Swiss character is both practically advisable and a mark of respect for the community.
- Reticulated TasWater water and sewer availability should be confirmed for any specific lot. West Tamar Council has publicly lobbied TasWater regarding sewerage infrastructure in the region (February 2026), indicating that sewer availability may not be universal in the municipality. Check via TasWater's LISTmap or enquiry service before purchase.
- Grindelwald's hilltop position means that elevated lots may require careful assessment of geotechnical conditions, earthworks, and retaining walls for cut-and-fill construction. Site-specific engineering assessment is recommended before design finalisation on any sloping lot.
