    Stage 1 — I Have Plans

    Project Budget

You've invested in plans — now you need to know the true cost to build. We review your documentation in detail and deliver a comprehensive budget assessment, so you can make informed decisions before committing to construction.

    Why Most Budgets Blow Out

In the standard industry process, builders quote with only 80% accurate information — leaving a 20% "allowance" for provisional sums and prime costs. On a $500,000 build, that's $100,000 of uncertainty. Our Project Budget stage eliminates this by identifying the true cost before you sign anything.

    How It Works

    Step 1

    Plan Review & Assessment

We review your existing plans in detail — whether they're preliminary sketches, concept drawings, or fully approved construction documentation. We assess the design for buildability, compliance requirements, and potential cost risks.

    Step 2

    Detailed Cost Analysis

Using our proven costing systems, we prepare a comprehensive cost breakdown covering structure, envelope, services, finishes, and site works. Every line item is priced against current market rates and our supply chain.

    Step 3

    Budget Alignment

We identify any gaps between your design intent and your budget. If the plans exceed your budget, we provide clear value-engineering recommendations — showing you where savings can be made without compromising the integrity of the design.

    Step 4

    Budget Report & Consultation

You receive a detailed budget report with transparent cost breakdowns and our professional recommendations. We walk you through every line so you understand exactly where your money goes — and what to expect moving forward.

    What Happens Next?

Once you've reviewed the Project Budget and your design aligns with your budget, we move to Stage 2 — Contract Estimate. This is where we resolve every remaining selection and specification, and deliver a fixed-price contract with 99% accuracy.

If the budget needs adjusting, we work with you (and your architect if applicable) on value-engineering recommendations before proceeding — so you never sign a contract that doesn't match your budget.
