    Step by Step

    Step 1 of 7

    Welcome Call

Let's get to know each other

    30 minutes

This is a relaxed, no-pressure conversation where we learn about you, your vision, and what you're hoping to achieve. We'll explain how our process works and recommend the right starting point for your project.

    What to Expect

    • A friendly phone or video call at a time that suits you
    • We'll ask about your land, lifestyle, and what you're envisioning
    • You'll learn how our BuildPrint™ process works end-to-end
    • We'll recommend the right starting service for your situation
    • No obligation — this is about clarity and alignment
    Outcome

By the end of the call, you'll know exactly what happens next and what investment is required to get started.

    Step 2 of 7

    Stage 1 — Site Visit & Feasibility

Understanding your land before anything is drawn

    1–2 weeks

Before a single line is drawn, we need to understand your site. We visit your block, assess the opportunities and constraints, and deliver a clear feasibility report so you can make informed decisions before design begins.

    What to Expect

    • On-site assessment — slope, orientation, access, views, services
    • Analysis of planning overlays, setbacks, and council requirements
    • Identification of design opportunities specific to your block
    • Assessment of potential site costs — access, excavation, services connection
    • High-level feasibility summary with recommendations
    • Guidance on next steps — soil testing, surveys, or moving to concept design
    Outcome

You'll have a clear understanding of what your site can support and what to expect in terms of site-related costs before investing in design.

    Step 3 of 7

    Stage 2 — Concept Design

Bringing your vision to life on paper

    4–8 weeks

This is where your home begins to take shape. Working with Align Architecture, we translate your ideas, lifestyle, and site into a design that feels unmistakably yours — while keeping budget reality front and centre.

    What to Expect

    • Collaborative design workshops to capture your vision and priorities
    • Initial floor plan layouts exploring spatial flow and room relationships
    • 3D massing studies to understand form, scale, and site response
    • Material and palette direction aligned with your aesthetic preferences
    • Budget alignment checks throughout the design process
    • Concept design presentation with plans, elevations, and 3D visualisations
    Outcome

You'll have a concept design that captures your vision and has been sense-checked against your budget — ready to develop into full documentation.

    Step 4 of 7

    Stage 3 — Project Budget

Understanding the true cost to build

    2–4 weeks

With your concept design complete, we prepare a comprehensive budget assessment — so you know the true cost before committing to full documentation and construction.

    What to Expect

    • Detailed cost breakdown — structure, envelope, services, finishes, site works
    • Assessment of buildability and compliance requirements
    • Identification of cost risks and value-engineering opportunities
    • Budget alignment analysis — design intent versus available budget
    • Written budget report with transparent line-by-line costing
    • Follow-up consultation to walk through the estimate together
    Outcome

You'll know exactly what your design will cost to build — and whether any adjustments are needed before moving to the contract stage.

    Step 5 of 7

    Stage 4 — Contract Estimate

    Locking in certainty before construction

    4–6 weeks

This is where certainty is created. We resolve every remaining selection and specification, and deliver a fixed-price contract — so the price you agree to is the price you pay.

    What to Expect

    • Complete selections process — every fixture, fitting, and finish specified
    • Detailed scope of works covering all trades, materials, and site requirements
    • Line-by-line fixed-price cost breakdown with 99% accuracy
    • Construction timeline with key milestones and confirmed completion date
    • Transparent progress-payment schedule aligned to build stages
    • Fixed-price contract documentation ready to sign
    Outcome

You'll sign a fixed-price contract knowing exactly what you're getting, when you're getting it, and what it costs — no surprises.

    Step 6 of 7

    Pre-Construction

    Preparing everything behind the scenes

    2–4 weeks

Before we break ground, there's important work happening behind the scenes. Permits, trade scheduling, material procurement, and site establishment are all coordinated to ensure a smooth start.

    What to Expect

    • Building permit lodgement and approval coordination
    • Trade scheduling and material procurement begins
    • Detailed construction program finalised with milestone dates
    • Site establishment planning — access, safety, temporary services
    • Your dedicated project manager is assigned and introduced
    • Pre-start meeting to walk through the build plan together
    Outcome

Everything is in place for a smooth, organised start. You'll meet your project manager and understand the build timeline before construction begins.

    Step 7 of 7

    Construction

    Your home comes to life

    As per contract timeline

This is the build itself. Your project manager oversees every detail, and you'll receive regular updates, progress photos, and scheduled site visits throughout the construction process.

    What to Expect

    • Weekly progress updates with photos and commentary
    • Scheduled site visits at key milestones (slab, frame, lock-up, fit-off)
    • Transparent progress-payment claims aligned to completed stages
    • Quality inspections at every critical point in the build
    • Direct communication with your project manager throughout
    • Final walkthrough and handover with all documentation and warranties
    Outcome

You'll move into a home that was built exactly as agreed — on budget, on time, and to the standard you were promised.
