    The Brief

    Clubby was born from a vision to create a warm, inviting, and contemporary family home in a suburban coastal setting. The client brief emphasised several key priorities: a comfortable, open-plan living space that seamlessly blends elegance with functionality; a strong connection to the outdoors; and a Scandinavian-inspired material palette that would create a sanctuary feeling both spacious and intimate.

    What makes Clubby particularly interesting as a case study is the way it demonstrates that exceptional design doesn't require an unlimited budget or a dramatic site. This is a modest suburban block with good but not extraordinary attributes — decent sun, a pleasant neighbourhood, and enough space for a considered design response. The challenge was to extract the maximum potential from these modest ingredients, creating a home that would punch well above its weight in terms of comfort, beauty, and performance.

    The design, developed with Align Architecture, prioritises passive solar gain as a fundamental organising principle. The north-facing rear block was exploited to its full potential, with the main living spaces oriented to capture every available ray of winter sun. The skillion roof to the rear is optimally angled to accommodate photovoltaic panels, turning what could have been a purely aesthetic decision into a functional, energy-generating one. This kind of integrated thinking — where every design decision serves multiple purposes — is characteristic of the best Davies projects.

    Site & Exterior

    Nestled in a suburban coastal setting, this single-storey home enjoys excellent access to natural light and local amenities. The north-facing rear block maximises solar exposure, creating bright and airy living spaces that stay warm through winter and cool in summer with proper shading.

    The exterior design features a contemporary form with clean lines and a focus on natural materials. A covered outdoor dining and deck area extends the living space, creating an outdoor room that's usable for much of the year — perfect for Sunday barbecues, weeknight dinners in the fresh air, or simply sitting with a coffee and listening to the birds. The relationship between indoor and outdoor space has been carefully calibrated: large sliding doors open the living area directly onto the deck, creating a seamless flow that effectively doubles the entertaining space when weather permits.

    The building form itself is modest and well-mannered — it sits comfortably alongside its neighbours without trying to dominate or impress. The restrained material palette of Colorbond cladding, timber accents, and rendered surfaces creates a home that will age gracefully and remain contemporary for decades to come.

    Interior

    The interior layout is designed for modern living at its most intuitive. A dedicated entry space provides a welcoming threshold with ample storage — the kind of practical, transitional zone that makes the difference between a home that works and one that doesn't. Coats, bags, shoes, and keys all have a designated place, ensuring the living spaces beyond remain clean and uncluttered.

    The open-plan kitchen, dining, and living area is the heart of Clubby. The kitchen boasts a functional design with an island bench, walk-in pantry, and stone/granite countertops — a workspace that's as capable of handling a dinner party for twelve as it is a quick midweek meal. The living space is a cosy retreat, anchored by a freestanding wood heater that serves as both the primary heat source and a visual focal point. On winter evenings, the warm glow of the fire combines with the burnished concrete floors (which have been soaking up solar warmth all day) to create an atmosphere of deep, enveloping comfort.

    The master bedroom offers a spacious and luxurious retreat with an ensuite bathroom, while two additional bedrooms provide comfortable and private spaces for children or guests. The bathrooms throughout feature a blend of timber, white, and dark materials, creating a timeless and serene atmosphere. A single-car garage with built-in laundry and storage completes the functional layout — every square metre has been accounted for and put to work.

    Materials & Sustainability

    The material palette at Clubby is a harmonious blend of natural and low-maintenance elements, creating a robust yet warm family home. Burnished concrete floors flow throughout the main living areas, providing thermal mass, durability, and a beautiful surface that improves with age. Tiles in bathrooms and wet areas ensure durability where it's needed most, while a mix of light and dark timber accents adds warmth and visual interest throughout.

    The home incorporates several sustainable and technologically advanced features that work together to minimise running costs and environmental impact. Passive solar design forms the foundation: the floor plan orientation, window placement, and thermal mass have all been optimised to capture winter sun and reject summer heat. Cross-ventilation pathways allow natural cooling on warm evenings, reducing reliance on mechanical cooling.

    A solar hot water system and photovoltaic panels generate much of the home's energy needs, while a rainwater collection system reduces dependence on mains water. Underfloor heating in the bathrooms provides luxury comfort where bare feet meet tile, supplemented by the wood heater in the living area and panel heaters with heat pump as backup. The result is a home that's remarkably affordable to run — proof that sustainability and comfort aren't competing priorities but complementary ones.
