    The Vision

    Kentish Grove Estate represents Davies' capability in multi-residential development — a stunning 17-unit project in the heart of Sheffield, Tasmania. The development features eight two-bedroom duplex units, five stand-alone two-bedroom units, and four stand-alone three-bedroom units, creating a diverse mix of housing options that cater to a range of residents, from first-home buyers and downsizers to investors and retirees.

    The project was conceived to address a genuine need in Sheffield — a growing town with strong tourism connections (it's the gateway to Cradle Mountain) but limited contemporary housing stock. The brief called for homes that would be attractive, durable, low-maintenance, and affordable, without compromising on the quality of construction that Davies is known for. It was a significant undertaking: managing 17 individual dwellings simultaneously requires a level of organisation, logistics, and quality control that tests even the most experienced builders.

    Davies' lean construction methodology — refined over years of residential building and now taught to builders across Australia through FutureBuilder Co — proved invaluable on this project. By standardising key elements while allowing for individual variation, the team delivered a development that feels cohesive without being repetitive, efficient without being generic.

    Site & Design

    The development is located in the centre of town on a flat, accessible site that makes it easy to walk to Sheffield's shops, cafes, and community facilities. This central location was a key design driver — the goal was to create homes that support an active, connected lifestyle rather than isolated suburban dwellings that require a car for every errand.

    The exteriors are clad in a combination of brick veneer and cement sheet cladding with Colorbond roofing — a durable, low-maintenance palette that will look good for decades without requiring significant upkeep. The architectural language is contemporary without being confrontational, fitting comfortably alongside Sheffield's existing streetscape while lifting the standard of new housing in the area.

    All 17 units are designed to gold-level accessibility standards — a forward-thinking decision that ensures the homes are suitable for residents of all ages and abilities. Wider doorways, level entries, and accessible bathroom layouts are integrated into the design so naturally that they enhance rather than compromise the liveability of the spaces. This commitment to universal design reflects Davies' belief that good architecture should serve people at every stage of life.

    Recognition

    Kentish Grove Estate received High Commendation at the 2023 HIA-CSR Tasmanian Housing and Kitchen & Bathroom Awards in the Townhouse/Villa Development category — recognition of the project's design quality, construction standards, and contribution to Sheffield's housing landscape. The award acknowledges that multi-residential development, when executed with care and expertise, can deliver homes that rival standalone dwellings in quality and liveability.
