    Battery Point sits 1 km south of the Hobart CBD — a five-minute walk from Salamanca Place or ten minutes from Constitution Dock. Named for the battery of guns established on the point in 1818 as part of Hobart's coastal defences, it has accumulated more than two centuries of architectural history without losing the scale or grain of its earliest streetscapes. With a population of approximately 2,096 (ABS 2021, SAL60033) and a median age of 43, it remains a living residential neighbourhood rather than a heritage museum.

    The suburb's finest set-piece is Arthur's Circus — a ring of 1840s colonial cottages arranged around an oval green, instigated by Governor George Arthur and representing one of the earliest planned subdivisions in Australia. It is the only 'circus' street layout on the continent. Every cottage is heritage-listed at 'A' category under the planning scheme. St George's Anglican Church (1838), designed by colonial architect John Lee Archer and visible from the Derwent River, was used as a navigational waypoint by sailors until the twentieth century. The convict architect James Blackburn added its spire in 1847.

    Adjacent to Battery Point, Salamanca Place — a row of Georgian sandstone warehouses from the 1830s–1840s — is now home to galleries, restaurants, and the Saturday Salamanca Market, one of Tasmania's most visited attractions. Constitution Dock, a short walk to the north, is the famous finish line of the Sydney to Hobart Yacht Race. Battery Point's proximity to this cultural and commercial precinct makes it among the most sought-after inner-city addresses in Tasmania.

    Battery Point sits within the City of Hobart, governed by the Tasmanian Planning Scheme — Hobart Local Provisions Schedule (Hobart LPS), which commenced on 22 October 2025. The heritage overlay is the primary constraint for virtually all development here. Key considerations:

    • The Local Historic Heritage Code (C6.0) overlays almost the entire suburb. Any development — including extensions, alterations, demolition, or new buildings within the heritage precinct — must be assessed against the code's design criteria and may require a Heritage Impact Statement.
    • Many Battery Point properties are also listed on the Tasmanian Heritage Register (THR). Works to THR-listed places require a separate heritage permit from Heritage Tasmania under the Historic Cultural Heritage Act 1995 — this runs in parallel with, and independently of, the planning permit process.
    • The statutory permit period for discretionary applications is typically 42 days. Where Heritage Tasmania is a referral body (as it will be for most Battery Point projects), this extends to 56 days. Allow additional time before lodgement for a Heritage Impact Statement or Conservation Management Plan to be prepared.
    • A Coastal Erosion Hazard overlay applies to parts of the Battery Point foreshore, particularly near the Slipyards area. Check LISTmap (listmap.tas.gov.au) for any specific parcel before purchasing or designing.
    • Flood-Prone Hazard overlay provisions apply to some low-lying areas adjacent to Sullivan's Cove and the foreshore. The City of Hobart publishes storm surge and flood risk maps at hobartcity.com.au.
    • Planning applications for Battery Point are lodged via PlanBuild Tasmania (planbuild.tas.gov.au), which City of Hobart adopted from 12 August 2024. This is the only confirmed council for online planning lodgement in Tasmania at this stage.
