- Coastal Erosion Hazard overlays apply to foreshore-adjacent properties. These overlays specify minimum setbacks from the high water mark, minimum finished floor levels, and may require a Coastal Hazard Assessment as part of a development application. Check which overlays apply to any specific allotment via PlanBuild Tasmania's enquiry service before you commit.
- Natural Assets overlays protect native vegetation and natural landscape character. Any removal of significant vegetation or ground disturbance in mapped natural asset areas will require planning assessment. Coastal vegetation plays an important role in dune and headland stability.
- Coastal construction specification is more demanding than inland work. Wind-rated window and door systems, marine-grade hardware, UV-resistant claddings, and corrosion-resistant fixings are standard for any well-built coastal home. Budget accordingly — the upfront cost pays for itself in maintenance and longevity.
- Onsite wastewater management is required for most properties — reticulated sewerage is not available throughout Boat Harbour Beach. An Aerated Wastewater Treatment System (AWTS) or conventional septic will be required; site suitability and council approval must be obtained as part of the building permit process.
