    Cost Factors

    What Drives the Cost of a Custom Home?

    Six factors have the biggest impact on your build cost. Understanding them helps you make informed decisions about where to invest and where to save.

    Size

    Larger homes cost more in total but can have a lower cost per square metre because fixed costs (kitchen, bathrooms, services) are spread across more area. A 300m² home isn't twice the price of a 150m² home.

    Site Complexity

    A flat, accessible block in town is cheaper to build on than a steep, remote, or bushfire-prone site. Slope, rock, access roads, soil conditions, and distance from services all affect the foundation and logistics costs.

    Selections & Finishes

    The difference between a $15 tile and a $150 tile, multiplied across every surface in the home, adds up fast. Kitchens, bathrooms, joinery, and flooring are where finish-level choices have the biggest budget impact.

    Design Complexity

    A simple rectangular footprint with a standard roof is far less expensive than a multi-level home with complex angles, large spans, cantilevered sections, or curved walls. Every corner, junction, and level change adds cost.

    Performance Standard

    Building to minimum code (6 Star NatHERS) is the cheapest option. High-performance (8+ Star) adds 5–10%. Full Passivhaus certification adds 10–15%. But the energy savings, comfort, and health benefits pay back over time.

    Location & Access

    Building on Tasmania's Northwest Coast is generally more affordable than Hobart, but remote or island sites can add 10–20% to costs due to transport, accommodation for trades, and logistics.
