It's easy to feel overwhelmed by the many costs involved in building a home. But by breaking your project into manageable categories, you can gain clarity and control — and avoid the nasty surprises that derail so many builds.

The Four Cost Categories
Every dream home project has four major cost areas. Understanding them upfront gives you a solid financial foundation:
1. Architect & Design Fees
Concept sketch, design development, planning applications, interior design, construction documentation, and construction support. These are the fees that turn your vision into buildable plans.
2. Design Consultants
Engineering, energy rating, bushfire assessment, Passivhaus certifier, landscape architect, site survey, building surveyor, and more. Not all may be needed — confirm requirements for your specific project and location.
3. Site & External Work
Excavation, drainage, landscaping, decking, fencing, driveways, water tanks, wastewater systems, carports, and sheds. These costs are often underestimated but crucial for a functional home.
4. Home Construction
The actual build — calculated by building area (m²) multiplied by your square-metre allowance, plus other allowances for complexity, finishes and specifications.
