- Heritage overlays: Significant parts of inner Launceston, South Launceston, and Trevallyn fall under heritage overlay zones under the Tasmanian Planning Scheme. Renovations in these areas may require a heritage assessment and modifications to the design to meet Heritage Council requirements. We identify these requirements before you commit.
- Asbestos: Pre-1985 homes across Launceston — including much of Invermay, Mowbray, Newnham, and South Launceston — are highly likely to contain asbestos in roofing, wet areas, or eaves. Asbestos must be identified and safely managed before any structural renovation work begins.
- PlanBuild Tasmania: All permit applications in Launceston are lodged through the state-wide PlanBuild portal. Permitted development applications are typically assessed within 28 days; heritage and discretionary applications take longer. Davies manages the entire permit process.
