Custom Home Builder Launceston
Award-winning design and construction for custom homes across greater Launceston, the Tamar Valley, and northern Tasmania. Building dream homes since 2009.
Building Custom Homes in Launceston and Northern Tasmania
Launceston is one of Australia's genuinely great places to build a home. Named Australian Town of the Year in 2022 and recognised as a UNESCO City of Gastronomy in 2021, Launceston combines the amenity of a real city — excellent schools, healthcare, restaurants, arts — with clean air, natural beauty, and property values that still make a quality custom home achievable on a realistic budget.
Davies Design & Construction has been building award-winning custom homes across northern Tasmania since 2009. Our integrated design-build model — combining our architecture firm Align Architecture & Interiors with our construction team — means one point of contact, one coherent vision, and one team accountable for the outcome from first sketch to final handover.
Whether you're building a family home in Trevallyn, a high-performance architectural build on a Tamar Valley vineyard block, or a first home in North Launceston, Davies brings the same standard of design thinking and construction quality that has earned us recognition as one of Tasmania's most trusted builders. We'd love to show you what's possible in Launceston.

Why People Choose to Build in Launceston
Australia's Town of the Year
Named Australian Town of the Year in 2022 and UNESCO City of Gastronomy in 2021. Launceston's restaurant scene, farmers' markets, and food culture are genuine — not just marketing. It's a city that lives well.
Cataract Gorge
One of the most spectacular natural features of any Australian city — a dramatic gorge with walking tracks, a swimming pool, and a chairlift, all within walking distance of the CBD. Launceston's backyard.
Tamar Valley Wine Region
The Tamar Valley begins at Launceston's northern edge — a ribbon of pinot noir, chardonnay, and sparkling country with cellar doors, farmstays, and some of the most beautiful lifestyle land in Tasmania.
Education & Healthcare
Home to Launceston College (Tasmania's most prestigious secondary school), the UTAS campus, and the Launceston General Hospital. A genuine city with serious education and healthcare infrastructure.
Strong Property Market
Median house prices around $560,000 and strong buyer demand since early 2025. Launceston offers genuine capital upside for custom home builders — particularly in lifestyle suburbs and the Tamar Valley.
Diverse Build Opportunities
From compact inner-city sites in Newstead to acreage lifestyle blocks in the Tamar Valley, Launceston offers build opportunities for almost any brief and budget — custom designed to suit.
What to Know About Building a Custom Home in Launceston
Building in Launceston means working within Launceston City Council's planning jurisdiction, applying the Tasmanian Planning Scheme via the PlanBuild Tasmania portal. Here's what experienced Launceston builders know:
- Permitted development applications are typically assessed within 28 days by Launceston City Council — a clear and manageable timeline for planning your build schedule. More complex or discretionary applications take longer.
- Heritage overlays apply across significant parts of inner Launceston, including the Princes Square and St John Street precincts, parts of Newstead, and many established streetscapes. Design must be sensitive to heritage context in these areas — something our Align Architecture team is experienced in navigating.
- Launceston's terrain is varied — flat alluvial land in Invermay and South Launceston contrasts with the dramatically sloped sites in Trevallyn and the elevated ridgelines of West Launceston and Riverside. Sloped blocks require careful structural engineering and can add to cost, but often deliver the best views and lifestyle.
- Tamar Valley acreage sites may have bush fire attack level (BAL) requirements depending on proximity to vegetation. Davies is experienced building to BAL ratings as part of our standard high-performance construction process.
- Connection to TasWater services in outer suburbs and new estates can require extensions of existing infrastructure. We identify these requirements early in the feasibility process.
- First home buyers building with Davies in Launceston are eligible for Tasmania's First Home Owner Grant — $30,000 for contracts signed before 30 June 2026, $20,000 from 1 July 2026.
